House Rules

Rental Agreement & Security Deposit:
All guests must sign and agree to our rental agreement before check-in. A $700 security deposit hold is required for all non-Airbnb reservations and will be released within seven days after check-out, provided there is no damage, excessive cleaning, or missing items. If damages exceed the deposit amount, guests will be responsible for additional costs, which must be settled within ten days of receiving an invoice.

Check-In & Check-Out:
Check-in time is at 4:00 PM, and check-out is at 10:00 AM. Any request for early check-in or late check-out must be approved in advance, and a fee may apply for changes exceeding one hour. Guests must report any issues with the home within the first hour of check-in or immediately upon occurrence.

Parking:
There are six designated parking spaces available in two rows in front of the house. Street parking is not permitted, and guests must avoid blocking neighboring properties.

Maximum Occupancy:
The maximum occupancy is 16 guests at all times, including infants and children. The property operates on a septic system and cannot accommodate extra guests. A fee of $200 per person per day will be charged for exceeding the maximum occupancy. The reservation holder is responsible for the behavior of all guests, and the names and ages of anyone under 18 must be provided before arrival.

No Parties or Events:
Parties, events, and excessive noise are strictly prohibited as this is a residential neighborhood. Any violation of this rule may result in immediate eviction without a refund.

Vendors or Outside Services:
Vendors or outside services (such as private chefs, makeup artists, photographers, etc.) are allowed but may incur additional costs. Please discuss with us in advance for approval and pricing details.

No Smoking Policy:
Smoking, vaping, and the use of any illegal substances are strictly prohibited anywhere on the property. A $1,000 fine per occurrence will be charged for violations.

Pet Policy:
A maximum of two small dogs under 40 lbs is allowed per booking with a $200 per pet fee. Pets must be pre-approved at the time of booking, must remain leashed or crated at all times, and are not allowed to roam freely inside or outside. Pets are not permitted on any furniture or beds, and a $1,000 deep cleaning fee will apply if this rule is violated. Guests must clean up after their pets, and a $100 fee will be charged if pet waste is not properly disposed of. Any pet-related damage will be billed to the guest. No pets are allowed in the hot tub or sauna.

Security Cameras:
For safety and security, the property is monitored by three exterior security cameras, including one on the front porch covering the porch and parking area and two in the yard monitoring outdoor spaces. There are no cameras inside the home. Tampering with, covering, or disabling cameras will result in a $1,000 fine and immediate eviction without a refund.

Hot Tub Rules:
The hot tub is cleaned before arrival and may take four to six hours to heat up to 102-104°F. If another guest has checked out on the same day, it may take until later in the evening for the temperature to be optimal. Guests must not increase the temperature beyond 104°F .
-The hot tub is used at your own risk, and guests with medical conditions such as heart disease, circulatory issues, skin conditions, epilepsy, or those taking medications that affect the cardiovascular or nervous system should consult a doctor before use.
-Pregnant women and elderly guests should exercise caution before using the hot tub.
-Children under 18 must be supervised by an adult at all times.
-Children under the age of 5 are not allowed in the hot tub due to health and safety concerns.
-Guests must shower before and after using the hot tub to maintain water cleanliness and protect their own health.
-Entry and exit must be done carefully, using the stairs, and jumping or diving is strictly prohibited.
-No smoking, drinking alcohol, or eating in the hot tub.
-Swimwear must be worn at all times. Clothing is not optional while using the hot tub.
-Glassware is not allowed in or around the hot tub. Guests should use only non-breakable drinkware.
-Guests must not add soap, bath oils, or any foreign substances to the hot tub.
-No rough play, excessive splashing, or loud behavior after 9:00 PM.
-Soak time should not exceed 15 minutes per session, and guests should cool off before re-entering.
-Jets should be turned off after each use to conserve energy.
-The hot tub cover must be replaced and securely clipped after each use. The cover is for insulation purposes only and should not be stood or sat on. Any damage to the hot tub cover will be billed to the guest.

Sauna Rules:
The sauna is available for guest use at their own risk, and each session should be limited to 15-20 minutes. Guests must stay hydrated before and after use and shower before entering the sauna.
-Children under 18 must be supervised by an adult.
-Children under 10 years old are not allowed in the sauna.
-Guests with heart conditions, respiratory issues, pregnancy, or those on medication should consult a doctor before using the sauna.
-No glassware, food, or alcohol is allowed inside the sauna.
-Rough play, excessive sweating, or prolonged exposure beyond the recommended time is not allowed.

Quiet Hours:
Quiet hours are from 10:00 PM to 7:00 AM. Voices and music should be kept low in outdoor areas, as sound carries easily. No loud disturbances or amplified music is allowed after 10 PM.

Trash & Wildlife Awareness:
Bear-proof trash bins are provided behind the fence near the garage, and guests must ensure all trash is properly secured to prevent attracting wildlife. Food should not be left outside, and feeding wildlife is strictly prohibited. Any trash left outside the designated bins may result in additional cleaning fees.

Children & Safety:
While the home is kid-friendly, it is not child-proofed, and parents must supervise children at all times. The home does not have outlet covers, baby gates, or furniture bumpers, so additional precautions should be taken by parents.

Firearms Policy:
Firearms and weapons of any kind are not allowed on the property under any circumstances.

WiFi & Connectivity:
WiFi is available, but due to the home's location, speeds may vary. Guests are encouraged to take the opportunity to disconnect and enjoy the natural surroundings.

Travel Insurance & Cancellations:
No refunds will be given outside of the cancellation policy timeframe for weather-related issues, flight delays or cancellations, illness, injury, family emergencies, or natural disasters. It is highly recommended that guests purchase travel insurance to cover unexpected circumstances.

Fire Safety & Candles:
Candles are prohibited due to fire hazards and may only be used in the event of a power outage.

Important Notes:
Guests are expected to respect the home, neighbors, and community. Failure to follow house rules may result in immediate eviction without a refund. By booking this property, guests confirm that they have read, understood, and agreed to these house rules.
